You’ll want them to have access to and knowledge of all the listings/sales in that particular area. Why is this important? A Realtor with this knowledge will help you make the best offer. An offer too high or low will negatively impact you as a buyer. If you place an offer too low, you won’t have a chance to get it accepted. If you make too high of an offer, there’s a chance you can overpay for the property.
Contract Writing and Negotiations
An agent needs to have knowledge in both contract writing and negotiating anytime they represent a buyer, especially with the current market conditions we are seeing now. We have an extremely high demand and a relatively low supply, so it’s critical when you’re working with your agent that they understand how to leverage the contract to get the listing agent’s attention and give you the best chance of getting your contract accepted.

We recently faced a situation where we were partnering with a realtor who was representing our client and was up against multiple offers the very first day the property was listed. The buying agent had to figure out what was most important to the seller so they could make their offer stand out, and they determined that the seller really wanted to close quickly. The buyer’s agent was competing against a mix of cash and financed offers and having the loan ready to close quickly coupled with a competitive offer were the keys to getting the offer accepted. So, having an agent that knows how to negotiate and is willing to work on your behalf is critical to getting your offer accepted.

This will determine how smoothly the home buying process will go and will ensure a more pleasant experience during a process that can be very stressful if not handled correctly.
